This charming detached south-facing stone farmhouse stands in 30 acres of informal gardens and fields, and has lovely
views from both the garden and the house. The property is situated in Caubon St. Sauveur in the Lot-et-Garonne, not far
from the market town of Duras and the large town of Marmande, about 15 minutes drive away. The nearby village of
Castelnau-sur-Gupie has a butcher, baker and general shop, whilst Levignac-de-Guyenne has several small shops and
a public tennis court.

Ideal for families with a fenced pool and a children's playroom, the rural setting ensures a perfect lazy holiday.
Babysitting can be arranged on a private basis. La Peyriere is centrally heated making it ideal for out of season holidays.
A telephone for incoming and local calls is provided.

Bed linen, bath and pool towels are provided free of charge, and will be changed on a weekly basis by the local
housekeeper. On arrival at La Peyriere clients will receive some local wine with the owner's compliments.

Ground floor:

Entry to the farmhouse hall is through the large arched doors at the front of the property. This area is equipped with
table tennis and darts board.

The comfortable sitting room has two large sofas and a traditional fireplace with wood burning stove. There is a
television with English satellite reception, a video with a good selection of English videos for both adults and children,
as well as a CD player that you may like to listen to your own CD's on. A good choice of books is provided for guests to
enjoy. At the far end of the sitting room is the kitchen.

The kitchen/breakfast room has an electric cooker, microwave, toaster, dishwasher, an American fridge with ice maker
and cold water facilities, and a second smaller fridge/freezer. A separate utility room is provided with a sink, washing
machine and ironing facilities. The boiler provides hot water.

French doors lead to the sunny south-facing dining room. A door leads to the garden where a table and chairs have
been provided for guests' use.

On the ground floor there is a further bathroom equipped with a bath/shower and wash hand basin, as well as a
separate w.c.

Bedroom 1, reached by a step from the hallway, is a spacious and attractive master bedroom with a 6' wide Super King
bed. French windows provide access to the garden overlooking the swimming pool. The bedroom has an adjoining
bathroom with roll-top bath, separate shower, wash hand basin and w.c.

First floor:

Bedroom 2 has an en-suite bathroom and the bedroom has a 6' wide Super King bed. Bedroom 3 is another double
bedroom with a King-size bed and en-suite bathroom. Bedrooms 4, 5 and 6 each have 3' wide twin beds. These rooms
share a bathroom.

An open-plan playroom is available with children's toys, games and books to provide amusement for the younger
members on holiday at La Peyriere. A stair gate is provided at both the top and bottom of the stairs.

Grounds:

With 30 acres of land there are lots of grassy areas for children to play. A wooden picnic table with benches is available
in the garden by the house. A stream runs by the boundary of the land, and there is a small private lake where you can
fish and row the owner's private rowing boat. Please note that life jackets are not provided. Both the lake and stream
are situated some distance from the house and can be visited or used at the client's, or members of their party, own risk
- this also includes use of the rowing boat. They are not fenced.

The secluded 12m x 6m free-form swimming pool has wide shallow Roman steps making it ideal for all ages. The pool
has both shallow and deep ends. A large terrace and grass areas surround the pool, and this whole area is fenced with
access by two gates. Between the main entrance gate to the pool compound and the pool there is a slight incline in the
land. There is a steeper incline from the other gate to the pool with railway sleeper steps. The pool is cleaned during
the week.

The pool house with its sheltered terrace is equipped with a large gas-fired BBQ and is ideal for outside dining with
table and chairs. The pool house has a CD player, fridge/freezer, dishwasher, sink and w.c. An unusual feature is the
outdoor bath with its running hot and cold water, an ideal place to relax with a glass of wine and enjoy the views.

There is a good range of pool furniture including a patio table, chairs and comfortable sun beds. A pergola over part of
the pool terrace provides shade.
