Gemard is situated near to the villages of St. Ferme and Dieulivol not far from the towns of Monsegur and Duras in South
West France. The property is a large L-shaped restored country farmhouse and cottage with five bedrooms, four
bathrooms and swimming pool with alarm. The cottage, included in the rental but separate from the main house, has
its own facilities (including kitchen), this arrangement often suits parties composed of perhaps older teenagers or
grandparents or those seeking extra privacy. This property is ideal for friends and families of all ages. Cots, highchairs
and child stair gates are available.

Comfortably accommodating 12 people, the property has been completely restored but retains many original features,
including fireplace and beams. Gemard is excellently equipped with television and video player with English Satellite TV
and radio channels, radio/C.D. player, hairdryer and telephone.

ALL linen and towels provided INCLUDING pool towels. FREE complimentary Welcome Pack of groceries, wine and
beer provided with the owners compliments.

MAIN FARMHOUSE Ground Floor

Extremely spacious and comfortably furnished sitting room, with a good selection of seating, and French door opening
onto a large south facing terrace. Television and DVD player, radio/CD player.

Fully equipped fitted kitchen and breakfast room with two 'fridges, electric hob, oven, microwave, toaster and dishwasher.
There is also an original open fireplace. An archway leads to a separate dining room with open fireplace. Laundry room
with washing machine and ironing facilities.

Hallway to carpeted double bedroom with 6' wide bed and adjoining en-suite bathroom with wash hand basin, toilet, bath
and separate shower. Two carpeted twin bedrooms. Second bathroom with wash hand basin, toilet, bath and separate
shower.

First Floor

Staircase from lounge leads to attractive and extremely spacious double bedroom with two 4' 6" beds, and separate
shower room with wash hand basin, toilet and enclosed shower.

COTTAGE

Fitted kitchen/breakfast room with cooker hob and 'fridge. Sofa that can be used as a double bed when required. Shower
room with enclosed shower, toilet and wash hand basin. Carpeted twin bedroom. The cottage has two private entrance
doors, one leading to a BBQ area with terrace, and the other to the pool and its own terrace. To the rear is a lawn looking
out towards the local farmer's plum orchard.

GROUNDS

The large 10m x 5m (32'6" x 16'3") swimming pool is set in a sunny walled area and has a thermal night cover and pool
safety alarm. The pool is reached through a gate from the courtyard with additional access via the cottage. Please note
that the swimming is normally open from May to the end of September, or possibly the middle of October, depending on
the water temperature. Table tennis.

A large south facing terrace is to the rear of the main farmhouse lounge, with access also from the kitchen. A further
terrace is next to the cottage serving the built-in BBQ (original prune oven). The rear and sides of the property are
surrounded by lawns leading onto orchards. The views to the front of the property are of countryside and vineyards.
