A few minutes walk from the tiny village of Dieulivol is Bouteau II. This superbly restored farmhouse is located in a lovely
rural hamlet and is detached and set in it's own grounds. The property offers extremely spacious and comfortable self-
catered accommodation. Many features have been retained and the original stone fireplace in the lounge is still in good
working order. The accommodation provides 4 bedrooms, 3 bath/shower rooms and a private swimming pool with
alarm. This property is ideal for friends and families of all ages. Cots, highchairs and child stair gates are available.
There is one ground floor bedroom and shower room with w.c., making it suitable for older people.

Comfortably accommodating 8 people, the property has been completely restored but retains many original features,
including fireplace and beams. Bouteau II is excellently equipped with electric radiators, television and video player with
English Satellite TV and radio channels, radio/C.D. player, hairdryer and telephone.

ALL linen and towels provided INCLUDING pool towels. FREE complimentary Welcome Pack of groceries, wine and
beer provided with the owners compliments.

Ground Floor:

Entrance hall leading to a fully equipped fitted kitchen and dining room with dishwasher, electric hob, oven, microwave,
toaster, two fridges and large farmhouse table with seating. A door from the dining area leads to the front garden.

Extremely spacious lounge with an open fireplace and a good range of comfortable furniture. English Satellite
television/video player and radio/CD player. The french doors open out from the lounge to a large attractive sunny terrace
and swimming pool that has a deep end as well as a shallow end of approximately 1 metre.

The large double aspect carpeted bedroom has a 6' wide divan bed, and looks out over the terrace and pool on one side.

Shower room with shower cubicle, wash hand basin and w.c.

Laundry room with washing machine and ironing facilities.

First Floor:

The staircase from the hall leads to a roomy upstairs landing with another spacious double bedroom (double aspect)
with two 4' 6" wide beds. The property has two further bedrooms, each a twin room with two single 3' wide beds. All the
bedrooms are carpeted and look out over the terrace and pool.

There are two bathrooms on this floor, each having a bath, separate shower cubicle, wash hand basin and w.c.

Grounds:

There are terraces surrounding the private 10m x 5m (32'6" x 16'3") swimming pool, which is enclosed on two sides by
an attractive rockery and bank of shrubs. A thermal night cover is provided for the pool to help keep the water warm, and
there are lights for night-time swimming. The pool is fitted with a safety alarm to comply with French National Standards.
Please note that the swimming pool is normally in operation from May to the end of September, or possibly the middle of
October, depending on the water temperature.

At the front of the house there is a large lawn with views over the surrounding countryside.

BBQ, parasols and a good selection of patio furniture and sun loungers are provided.
