Les Pruniers is a stone Girondine farmhouse that has been totally renovated to an exceptionally high standard. The
property is situated near the tiny village of Dieulivol - just a five minute drive from the Bastide towns of Monsegur and
Duras both of which offer a good selection of shops, bars and restaurants and weekly markets. The house and pool enjoy
a wonderful open and sunny position with several terraces for eating, relaxing and sunbathing. Adjacent to the pool is a
large covered eating area with BBQ. Inside, the property provides very spacious accommodation for up to 8 guests.

On the ground floor is Bedroom 4, a large and well equipped kitchen with dining and seating areas and a massive stone
fireplace. Next to the kitchen is a sitting room with open fireplace, English Satellite TV with Radio channels and DVD and a

bedrooms (2 doubles and 1 twin) each with their own en-suite shower rooms. All the bedrooms are light and airy and

Large fitted kitchen/dining room and seating area with doors leading onto the front terrace and the back terrace, pool and

washing machine, iron and ironing board.

A door from the kitchen leads into the sitting room with an impressive fireplace, comfortable sofas and armchairs.

First floor:

A mezzanine landing area leads into the three bedrooms, all of which are heavily beamed and are large, light and airy
with high ceilings.

One double with half tester bed, furnished with antiques, an en-suite shower room and wonderful views over the valley.

The second double bedroom also has an en suite shower room and the same views. The charming twin room has it's
own en suite shower room and looks out over the pool and plum orchards beyond.

The whole of the first floor is fully carpeted and each bedroom has a hairdryer and fan.

Outside:

Close to the house is the 10m x 5m pool with security alarm and night cover. This has a cream paved surround with sun
loungers. The pool is in an open position and gets the full sun all day long.

There is a large covered area (The Abri) next to the pool with dining table, chairs and BBQ. Around the outside of the
house are several other terraces with tables, chairs and parasols.

The house offers fine views and the garden is mostly lawn with some natural areas, planted with shrubs. A driveway
takes you to the rear of the property where there is hardstanding and parking for 2 cars.
