Boucaud is an unusually spacious restored country farmhouse with extensive grounds, situated about 15 minutes walk
away from the small village of St Ferme, not far from the market towns of Monsegur and Duras. This property is ideal for
friends and families of all ages. Child stair gates, cots and highchairs are available. The pool is fenced and alarmed
and set in large gardens. There are three ground floor bedrooms making it suitable for older people.

This self-catering holiday farmhouse is located in a quiet no-through road and provides 6 bedrooms, 4 bath/shower
rooms, private swimming pool and table tennis. Comfortably accommodating 12 people, Boucaud stands in its own
grounds and looks out over the surrounding countryside. The property has been completely restored but retains many
original features, including working fireplace and beams.

ALL linen and towels provided INCLUDING pool towels. FREE complimentary Welcome Pack of groceries, wine and
beer provided with the owners compliments. Boucaud is extremely well equipped with English Satellite television
and radio channels. video player, radio/CD player, hairdryer and telephone.

Ground Floor:

Large fitted kitchen/dining room featuring original archway with glass panelled doors leading to the terrace, garden and
pool. The kitchen is fully equipped with dishwasher, hob, oven, microwave, toaster and two 'fridges. Separate laundry
room equipped with washing machine and ironing facilities.

The left wing of the farmhouse has a tiled bathroom with a bath and separate shower cubicle, wash-hand basin and
w.c. This bathroom serves a double bedroom with a 6' wide divan bed and a twin bedroom with two 3' wide beds. On
the other side of the property (the right wing) there is a large double bedroom with two 4' 6" wide beds and an adjoining
tiled shower room with a large shower cubicle, wash-hand basin and w.c.

Boucaud has a comfortable beamed lounge with original working fireplace and a good selection of furniture. English
Satellite television with radio channels and video player, radio/CD player.

First Floor:

Large gallery room, overlooking kitchen/dining room, with two 3' wide twin beds, chests of drawers and hanging
wardrobe space. This room has a full size table tennis table, and is reached by its own private staircase leading from
the kitchen/dining room.

A separate staircase in the right wing of the house leads to two spacious and comfortably furnished bedrooms. The
double bedroom has two 4' 6" wide beds and an en-suite shower room with shower, wash-hand basin and w.c. The
twin room has two 3' wide beds and there is an adjoining tiled bathroom with bath, wash-hand basin and w.c.

Grounds:

The 10m x 5m (32'6" x 16'3") swimming pool is surrounded by a fence and gate, and has a thermal night cover. The pool
also has a safety alarm. There is a terraced sunbathing area around the pool and a dining terrace outside the house
kitchen. Please note that the swimming pool is normally open from May to the end of September, or possibly the middle
of October, depending on the water temperature.

We provide a good selection of patio furniture, sun loungers and parasols for shade. BBQ. The house offers fine views
and the garden is mostly lawn with some natural areas and a small wood. Covered car parking for two cars at one end
of the property, situated by the client car park that is private to Boucaud.
