Entertainment: Satellite T.V. DVD and video player, radio, CD system. Playstation 2 with TV. Boules set, table football,
small selection of books and board games. Baby sitting and extra cleaning can be arranged. Cycle hire is available and
can be delivered to the door.

Outside: Private and all weather tennis court. Enclosed private swimming pool and dining terrace with electric awning,
garden, patio furniture, BBQ, parking.

Suitability: Children welcome. English speaking housekeeper nearby.

Originally a charming stone barn, Le Rieutord has been totally renovated and extended to become an attractive, well-
restored and maintained house with five bedrooms and four bath/shower rooms. Many of the original stone walls and
beams have been retained. It is ideal for large parties comfortably sleeping up to 10 guests plus two babies in cots. A Z-
bed is available on request for children up to the age of 10 years.

The property is situated near to Moustier in the Lot-et-Garonne Department of Aquitaine, South West France, an area
famous for its wine, and about an hour from Bordeaux and Bergerac airports. Located in a quiet no-through road with only
three other houses and looking out over the surrounding countryside, Le Rieutord is about 2 kms from Allemans-du-
Dropt, a pretty village situated by the River Dropt. Ideal for families with a fenced pool and a children's playroom, the rural
setting ensures a perfect lazy holiday. Babysitting can be arranged on a private basis. A telephone for incoming and local
calls is provided.

Bed linen, bath and pool towels are provided free of charge, and will be changed on a weekly basis by the local
housekeeper.

Ground floor:

The front door leads to a large hallway with large fitted unit with shelves and a hanging rail.

Large open plan room with kitchen, dining room and lounge area with sofa, coffee table and small bar. CD player. The
well-equipped fitted kitchen has a gas hob with electric cooker underneath and a dishwasher. The farmhouse dining
table seats 10 people comfortably and there is also a breakfast bar with stools. Separate laundry room with washing
machine, large fridge/freezer, tumble drier, airer, iron and hoover.

Sitting room with fireplace, satellite TV, DVD and video. Both the sitting room and the kitchen/dining room have a door
that leads to an outside dining terrace with dining table and chairs. An electric awning provides shade when needed.

Off the hall is a w.c. as well as a separate shower room also with w.c. Both of these facilities are conveniently near to the
pool and grounds.

First floor:

Bedrooms 1, 2 and 3 are double rooms, two of which have an en-suite shower room and w.c. Bedroom 4 is a twin
bedroom and bedroom 5 has a set of bunk beds and the use of a Playstation 2 and television. There is a large family
bathroom with wash-hand basin, bath with overhead shower and a w.c.

Grounds:

At Le Rieutord guests can enjoy one hectare of grounds overlooking farmland and woods. Off the ground floor living
areas there is an outside dining terrace with wood dining table and chairs. An electric awning provides shade when
required. Next to the dining terrace is a private 9m x 4m swimming pool with corner steps and an electric security cover.
The depth of the pool is 0.90-1.70m. Sunbathing terrace next to the pool. The pool is normally open from April to
October. Sun loungers are provided. The garden is fenced.

Beyond the house and pool, is a private hard surface all-weather tennis court. A few racquets and balls are available to
guests, but it is recommended that clients bring their own equipment.

At the front of the house there is an excellent area for playing boules. A tree provides summer shade.
