Petit Chadelle is situated near to the village of St. Ferme, five minutes drive from the historic medieval bastide town of
Monségur in the Aquitaine region of South West France. The city of Bordeaux is one hour away. It is a well-designed
and very spacious property with seven bedrooms, accommodating 15 people. Child safety gates, cots with bedding and
highchairs are available free of charge on request.

The layout can best be described as two interconnecting wings - on one side, two bedrooms and to the other side five
bedrooms arranged over two floors. Each side has bath/shower rooms. This arrangement makes Petit Chadelle ideal
for parties composed of friends, or perhaps three families or those with grandparents or older teenagers. The property
has been completely restored, but retains many original features, including fireplaces and beams.

ALL linen and towels provided INCLUDING pool towels. FREE complimentary welcome pack of groceries, wine and
beer provided with the owners compliments.

LEFT WING (All Ground Floor Accommodation):

Separate entrance at the side of the property leading to the left-wing front door which opens into the kitchen/dining room.
Spacious fully fitted kitchen and dining room, serving the whole property, with a lounge area and a good selection of floor
and wall units, dishwasher, toaster, hob, oven, microwave and two fridges. This room opens on to a covered dining
terrace and a further sunbathing terrace, with garden and countryside views from each.

Hallway leading to a spacious double bedroom with a 6' wide divan bed. This room is double aspect with a French door
opening directly onto the covered dining terrace. The other bedroom is a twin with two 3' wide beds. Both bedrooms have
fitted carpets. Bathroom with a wash hand basin, w.c., bath and separate shower cubicle. Laundry room with washing
machine and ironing facilities.

RIGHT WING Ground Floor:

Front door to spacious entrance hall leading to another inner hallway with a rear door opening on to a large terrace with
patio table and chairs and fine countryside views. This large sunny terrace is situated between the house and the pool -
ideal for a game of boules (petanque) or quiet reading. There is a further covered terrace at the side of the house, next to
the right-wing, with table tennis provided.

Comfortable lounge with original working open fireplace, television with English Satellite TV and radio channels, DVD,
radio/C.D. player. A second television and video player with English Satellite TV and radio channels, and radio/C.D.
player is also available for use at Petit Chadelle. A door from the lounge leads to the kitchen.

One double bedroom with 6' wide divan bed and one twin bedroom with two 3' wide beds, both with fitted carpets. Twin
bedroom/games room with two 3' wide beds, original tiled floor and open fireplace. A door from this bedroom leads to a
covered terrace area where table tennis can be played and then down to the pool and gardens. Shower room with a
shower cubicle, wash hand basin and w.c.

RIGHT WING First Floor:

Staircase to the two first floor bedrooms which are unusually spacious - one double room has two 4' 6" wide beds, whilst
the other bedroom has three 3' wide single beds. Both bedrooms have fitted carpets. Bathroom with wash hand basin,
w.c., bath and separate shower cubicle. All the upstairs rooms have countryside views.

Grounds:

Petit Chadelle is set in good size private gardens, with large lawn areas, and lovely countryside views. There is a large
area of shade provided by trees near the spacious 10m x 5m (32'6" x 16'3") swimming pool. The pool is fitted with a night
time thermal cover to keep the water warm and a safety alarm. Please note that the swimming pool is normally in
operation from May to the end of September, or possibly the middle of October, depending on the water temperature.

There is a good selection of patio furniture, parasols, BBQ facilities and a choice of several covered or open terraces to
relax or dine on. The main terrace between the house and swimming pool easily accommodates a party of 15 people for
dining etc. Table tennis is provided under a covered terrace.
