Set in beautiful French countryside, yet only five minutes drive from the lovely medieval bastide town of Monségur in
Aquitaine, South West France stands Bouteau I. Detached and in it's own grounds, the house offers extremely
comfortable and very spacious self-catered accommodation retaining many original features and beams. The rural
setting provides everything one could want for a perfect lazy stay. The property offers extremely spacious and comfortable
self-catered accommodation with 4 bedrooms, 3 bath/shower rooms and a private swimming pool with alarm. This
property is ideal for friends and families of all ages. Cots, highchairs and child stair gates are available. There are two
ground floor bedrooms and shower rooms with w.c., making it suitable for older people.

Bouteau I is excellently equipped with television and video player with English Satellite TV and radio channels, radio/C.D.
player, hairdryer and telephone.

ALL linen and towels provided INCLUDING pool towels. FREE complimentary Welcome Pack of groceries, wine and beer
provided with the owners compliments.

Ground floor:

Hall leading to a comfortably furnished lounge with french door opening outside to the rear walled patio dining area
where a shady pergola has been provided. There is a smaller television lounge with TV/DVD player, leading off the main
lounge, which features an original working fireplace. Radio/CD player.

Fully fitted spacious kitchen and dining room with dishwasher, two full size fridges, electric hob, oven, microwave,
toaster and large farmhouse table with seating. A door at one end of the kitchen leads to the garden and swimming
pool, whilst french doors at the other end of the kitchen open out to the front side of the house opposite the colourful
rockery.

Two double bedrooms, one of which is double aspect with a glass panelled door opening on to the attractive shaded
front veranda. This beamed room is very spacious, and has two 4' 6" beds and its original open fireplace, although it is
not in use. The other double bedroom has a 6' wide divan bed. Both bedrooms have fitted carpets.

Two shower rooms, each with a shower cubicle, wash hand basin and w.c. Washing machine and ironing facilities.

First floor: A staircase from the hall leads to two very spacious bedrooms (a twin and a triple) and the third bathroom,
which has a bath with shower, w.c. and wash hand basin. Both bedrooms have fitted carpets.

Grounds: The house is set in pretty landscaped gardens with some lovely views and the garden adjoins a plum orchard
and field. There is also a large colourful rockery.

There is a large 10m x 5m (32'6" x 16'3") swimming pool surrounded by a sunbathing terrace and lawns. A thermal
night cover is provided for the swimming pool to help keep the water warm, and the pool is fitted with a safety alarm to
comply with French National Standards. Please note that the swimming pool is normally in operation from May to the
end of September, or possibly the middle of October, depending on the water temperature.

To the front of the house there is a shady verandah, and to the rear a walled patio area with patio table and chairs for
dining and a pergola which provides shade for eating, relaxing and reading outside.

There is a BBQ and an excellent selection of patio furniture and parasols. We are sorry but no animals are allowed on
the property.
