 A beautifully property that caters for your every requirement. There are vast orchard areas where our children were able to play and explore. The pool area is great that a fence with lockable gate have been provided.  Mr and Mrs W. 2014.

Double bedroom - Ground floor. This charming large room is located next to the salon (living room) down a couple of steps.  The large double bed measures 220cm x 195cm with mosquito net. Furnished with antique furnishings, including large wardrobe, and lamps. Exposed stone walls, original feature stone sink and beams. French windows open out onto the garden and French doors also lead onto a private terrace with outside shower and views over the grounds and countryside. There is also a downstairs shower room with sink and W.C. located just off of the salon.

Twin room - Upper floor. Accessed via the mezzanine area over the salon or from the second staircase via the second living room/games room.  A charming room with wooden floors, exposed stone walls and beamed ceiling. Twin beds each measuring 190cm x 90cm with mosquito nets.Wardrobe, chest of drawers, electric heater and room fan. The window overlooks the garden, pool, countryside and church beyond. En-suite shower room with large shower, sink and WC.

Master bedroom - Upper floor. A spacious room with double bed measuring 160cm x 200cm, retaining the same character as the twin room with wooden floor, exposed stone walls and beamed ceiling. Large wardrobe, chest of drawers, electric heater and room fan. Rooftop view over garden and orchards. En-suite bathroom with bath/shower over, sink and WC. Accessed via the second staircase from the second living/games room.

Twin room / Double mezzanine - Upper floor Loft. This private loft space is located over part of the second living/games room. Accommodating up to 3 people there is a double bed measuring 140cm  x 190cm and a single bed measuring 90cm x 190cm, both with mosquito nets. Privacy is afforded by velvet curtains suspended from the beams.  There is a wardrobe, bedside table and a ceiling fan.

Upper floor Mezzanine (over salon). Accessed via the wonderful antique wrought iron & wooden staircase from the salon. Two single beds measuring 95cm x 185cm each. This space can be used as a quiet spot to relax and read one of the many books from the library or can be turned into sleeping quarters by drawing the curtains suspended from the oak beams. There is a round window with views over the front garden and a doorway leads through to the twin bedroom.

Kitchen. Well equipped with granite worktops large stone sink with feature tap and additional shower tap, dishwasher, professional gas range cooker with 5 gas rings, extractor hood, microwave, fridge/freezer, kettle, toaster, 2 coffee makers, blender and a selections of spices and seasonings. A small round table offers seating for approximately 5 people. Double opening French doors lead onto the rear terrace with views over rolling countryside.

Utility area.  Laundry room with washing machine, tumble dryer, iron/ironing board.

Salon.  This huge room of 60m2 houses two original large stone fireplaces at either end of the room, one with wood burning stove.  The large 4 seater leather sofa is accompanied by 2 matching armchairs and further seating. Character is in abundance with exposed stone walls, beamed ceiling and polished concrete floors that look like they are hundreds of years old.  A large antique armoire houses a 42" Flatscreen TV (English & French channels), DVD Player, Video, CD Player, Playstation and large selection of international films and music.

Dining Room. A wonderful room located next to the kitchen and between the salon and games room.  This room has a beautiful dining table with wrought iron chandelier above, and can seat up to 10 people in antique, carved wooden and leather chairs.

Games Room. The former barn is a stunning space with 12m high beamed ceiling and floor to ceiling glass window entrance.  If you need to work whilst away there is an office area with desk and chair but, on the fun side of things there is a pool/billiards table and plenty of space for children to play.

Cleaning/towels/linen. Bed linen and bath towels are included in the price. Please provide your own pool towels.

Outside. La Grivette enjoys a superb position amongst fruit orchards and rolling countryside. Guests are welcome to pick figs, pears and plum from the trees.  

There are 2 shady terraces providing lovely spaces to escape the sunshine, one at the front of the property and one at the rear next to the pool. A purpose built BBQ is located on the extensive rear terrace just outside the kitchen and there are plenty of outside table and chair sets. A day bed, positioned between 2 shady trees, offers the perfect place to relax and enjoy the spectacular views over a glass of wine.

The 6.5m x 3.5m pool is fenced and gated, making it secure for little ones and has walk-in Roman end steps at the shallow end and a maximum depth of 1.6m.

The pool is usually open from late May to late September, please enquire for bookings at any other times.

Other facilities/notes

For guests that have disabilities, the very young or for the less able, there aren't many steps around the property with one bedroom, shower room and wc on the ground floor.

The owner has provided bicycles at the house however, we can not guarantee the maintenance or safety of these therefore we do not recommend their use.  Any use is entirely at your own risk.

Nearest town: Duras or Monsegur - 10 mins drive away - with shops, tourist offices, supermarkets, restaurants, cafes, bars, weekly markets, banks and post offices.

Nearest Airports: Bergerac - 60 kms, Bordeaux - 100 kms.

Local Pursuits: Tennis, Fishing, Golfing, Horse Riding, Canoeing.

Bedrooms: 2 x Double Bedrooms each with their own bath/shower room, 2 twin Bedrooms.

Bathrooms: 3 Bath/Shower Rooms.

Kitchen: Well equipped with professional gas range cooker, fridge/freezer, microwave, dishwasher, coffee maker toaster.

Laundry Room: Washing machine, tumble dryer, iron and ironing board.

General: Wood burner, telephone, linen and towels including pool towels, child stair gates, cots and highchairs.

Entertainment: Free WiFi, English satellite T.V. and video player, radio, CD system. Cycle hire is available and can be delivered to the door. Pool/billiards table. Extra cleaning can be arranged.

Outside: Superb position amongst fruit orchards and rolling countryside. Private 6.5m x 3.5m pool, fenced and gated. Patio furniture, BBQ, parking.

Suitability: Children welcome. Suitable for the elderly. English speaking housekeeper nearby.

Saturday changeover.

La Grivette is a beautiful detached barn conversion with stunning countryside views. Private pool. Short drive to historical towns & villages, situated in the Bordeaux region near the Dordogne. SW France.

Located in beautiful countryside, approx. 3 miles from the bastide towns of Monsegur and Duras, you will not be spoilt for the lack of interesting activities. You will find a variety of restaurants, cafés, bars, boulangerie, pharmacy, banks with ATM's, restaurant with weekly live music, supermarkets, weekly traditional French markets and night markets during the summer.

There are many festivals and events held throughout the region including the famous annual Jazz festival, 24 Heures du Swing, held in early July in Monsegur.

La Grivette enjoys a superb position amongst fruit orchards and rolling countryside. Guests are welcome to pick figs, pears and plum from the trees.

The entire house and all facilities are for your exclusive use during your stay. The property is extremely well furnished and presented and is an ideal base from which to relax or explore the surrounding areas.
